Basically, you lend us money to buy a property, and your loan is secured by a mortgage lien against the property. So, if you have money sitting in an IRA getting a crappy rate of return, consider rolling it over into a self-directed IRA (like here https://www.trustetc.com/ ) and THEN you can invest with us. If your money is in regular old IRA like at a bank or brokerage, they generally only let you buy a bank CD or something and won’t let you invest in real estate mortgages…. so that’s why you need a self directed IRA.

When we use private lenders to finance the purchase and rehab of our house flips we can usually tailor the amount of the mortgage to suit the investor, so you can lend an amount that you’re comfortable with…. and you’ll never have to pick up a hammer and nails to do any work, you’ll just collect monthly interest checks until we sell the house, you get paid back and we can do it all over again if you want!
